La Mare Hotel and Residences Brickell is a full redevelopment of the 37-story tower originally built in 2005 as One Broadway and later operated as OB Suites on Brickell. Rather than a ground-up project, it is a conversion: the building's 371 existing units are being reconfigured into 198 luxury residences and 123 hotel suites, creating a hybrid address for both long-term owners and short-stay guests. Completion is targeted for 2026.
The transformation reskins the tower in a sleek glass façade with continuous balconies, so the finished building will bear little resemblance to the original structure while keeping its prominent position near Brickell's core.
Planned amenities center on two rooftop pools with surrounding entertainment decks, a penthouse-level lounge, and a fitness center, along with new food-and-beverage venues including a sky bar and café.
